Position Summary: This position addresses the essential facilities needs of all programs as well

as required certificates/permits, licenses, and inspections. Under general supervision, the Housing

Specialist coordinates and supervises preventative maintenance and repairs for all facilities in

residential buildings and grounds; and performs semi-skilled work within Agency facilities.

Responsible to report any health or safety compliance issues, requirements, or shortfalls.

Duties:

  • Monitors property for repairs and maintenance; schedules and tracks routine preventive maintenance and required annual permits and inspections.
  • Schedules work effectively, limiting disturbance to programming and staff.
  • Creates a list of approved contractors and vendors for skilled work / trades needs.
  • Coordinates with HR to ensure required clearances and background checks are completed.
  • Orders and inspects repairs and service from outside vendors, as needed, and monitors work quality and completion.
  • Inventories, purchases and processes check requests for food, household and janitorial supplies, office supplies, and hardware.
  • Monitors utilities for usage and creates systems to conserve.
  • Responds to basic maintenance and semi-skilled repair calls. Supervises and assigns the work of maintenance employees.
  • Performs janitorial and maintenance work such as sweeping, mopping, waxing, dusting, picking up trash, washing windows and screens, hoses walkways,
  • Empties trash cans and waste baskets, polishes metal, moves furniture, cleans venetian blinds, fix leaky pipes, replaces light bulbs, washes walls;
  • Assists in grounds maintenance such as pulling weeds, watering, spraying, and planting;
  • Assists with unit turnovers in a timely fashion when transitions or vacancies arise.
  • Completes and files daily work reports, incident reports, and other periodic or requested documentation; and turns-in receipts and other vital documents in a timely fashion
  • Attends Agency and departmental meetings, trainings, and activities.
  • Operates Agency vehicles in accordance with agency standards and policies.
  • Maintains all company vehicles including registration, insurance, preventative
  • maintenance, repairs, and equipment inventory according to APluscare policies and
  • licensing standards.
  • Maintains all licenses/certificates for each APluscare program and prepares homes on a regular basis and for licensing inspections.
  • Is available for after hours on-call duties for urgent facility matters.
  • Reports to work in the event of a natural disaster or other emergencies, if able.
  • Any other duties as requested or assigned by APluscare.

Qualifications:

  • Two or more years' experience with maintenance and repairs either in a group home, residential program or in a multi-unit property management setting; or some acceptable combination of experience and training.
  • Excellent time management skills and ability to multitask and prioritize work, required.
  • Strong attention to detail and problem-solving skills.
  • Ability to work independently and assume responsibility for job duties.
  • Excellent written and verbal communication skills.
  • Employee must possess a valid driver's license.
  • Employee must cooperate with the licensing process and department staff in any inspection or investigation.
  • Employee must successfully complete and demonstrate proficiency in all areas of required training.
  • Must be at least 18 years of age.
  • Physical Demands/Working Conditions:
  • Handles intermediate concepts and problems requiring basic maintenance knowledge, balancing multiple tasks simultaneously.
  • The ability to effectively communicate (orally and written) and interact with others, including diverse, inter-disciplinary, cross-functional teams
  • The ability to read, concentrate and learn.
  • Physical requirements include: sitting, standing, and walking for up to 100% of work time.
  • Crouching, kneeling, squatting, climbing, crawling, for long periods of time.
  • Lifting and carrying awkward or irregular loads in excess of 50 pounds
  • Requires use of cleaning chemicals, hand tools, and power tools
  • Driving and travel locally
  • Support and maintain all corporate policies, procedures, and quality and confidentiality standards
  • Duties and responsibilities may be added, deleted or changed to meet the needs of the organization

Trainings: All must successfully complete the mandatory DDD trainings: Overview of

Developmental Disabilities, Abuse and Neglect, Medication Administration, CPR & First Aid,

Agency New Hire Orientation, Agency's approved training on handling Life-Threatening

Emergencies/ Danielle's Law and other professionally based training deemed necessary.
